Welcome to the final session of our Mortgage Protection Classroom! We've covered protecting your loved ones and your income, and today we’re discussing the final, essential piece of the puzzle: protecting your property with Buildings and Contents Insurance.

What is Home Insurance in UK? Breaking Down the Basics

Home Insurance UK is typically made up of two distinct parts. It’s simple to understand:

A) Buildings Insurance: Protecting the Structure

This covers the "shell" of your home—its physical structure. Think of things like the walls, roof, windows, doors, and permanent fixtures such as your fitted kitchen and bathroom suite. If the building is damaged by an event like a fire, flood, or storm, this insurance covers the cost of repair or a complete rebuild.

B) Contents Insurance: Protecting Your Possessions

This covers the "stuff" inside your home—everything you would take with you if you moved. This includes your furniture, electronics, clothes, jewellery, and so on. If your belongings are stolen or damaged in an insured event, this policy provides compensation.

When Do You Need to Buy Home Insurance?

Buildings Insurance: A Mortgage Requirement

For homeowners, this is crucial. Lenders will almost 100% require you to have Buildings Insurance in place on or before the Exchange of Contracts. This is a mandatory condition of your mortgage offer because the property acts as the bank's security, and they need to ensure it's protected. Even if you are a cash buyer, buildings insurance is highly recommended.

Contents Insurance: Essential for Everyone

Whether you are a homeowner or a tenant, if you have personal belongings, you should strongly consider Contents Insurance. Simply ask yourself: how much would it cost to replace everything you own from scratch?

Beyond the Basics: Valuable Extra Cover

A good Home Insurance UK policy can offer much more than standard protection. Look out for these valuable add-ons:

  • Alternative Accommodation: If your home becomes uninhabitable due to an insured event like a fire, this covers the cost of you staying in a hotel or temporary rental property.

  • Accidental Damage: This covers common mishaps, like drilling through a water pipe by mistake or a child spilling juice and ruining a new carpet.

  • Personal Possessions Cover: This extends your contents insurance to cover items you take outside the home, such as your mobile phone, handbag, laptop, or bicycle.

A comprehensive protection plan is the foundation of a secure and happy home. Don't wait for a disaster to discover you're not properly covered.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Typically we charge a fee of £995 for arranging a mortgage, however the actual fee will depend on your circumstances and if more work is required then we could charge more than this (up to 1% of loan applied), but we will make you aware at the start of the process.
